Roofing

Plumbing

• All plumbing fixtures are included which are shown on floor plan of home
• All water closets, sinks and tubs are to be white in colour unless otherwise stated
• Premium rectangular under mounted china sink will be installed in all bathrooms
• All bathroom sinks are fitted with upgraded Kohler Rifinia® fixtures with single lever handles
• Under mounted bowl double stainless steel sink in Kitchen
• Premium Kitchen faucet will be a Kohler Coralais® series single control with pull-out sprayer
• One piece 5-foot low maintenance acrylic tub/shower unit installed in main bathroom
• All water closets will be Sterling Winham® ADA Luxury Height® 1.28 GPF Toilet Pro-Force® Technology

Heating and Cooling

• Bathroom fans will be installed in all bathrooms and vented to the exterior
• Hood fan vent to exterior (there is an extra charge to purchase and install a hood fan)

Electrical

• 200 AMP electrical panel
• Smoke and carbon monoxide detectors supplied and installed as per the Ontario Building Code
• Premium Decora light switches installed throughout home
• Two exterior GFI plugs will be installed, one in front of home, one in rear
• Electrical plugs will be installed in all rooms and will meet or exceed the Ontario Building Code
• Ten pot lights supplied and installed, location selected by Builder (additional pot lights at $175)
• Under-cabinet lighting in Kitchen
• Door chime supplied & installed
• There will be an installation charge for ceiling fans and larger light fixtures
• There will be a $1,000 light fixtures allowance to be used at Re-Lighting only
• Builder will only install fixtures purchased from Re-Lighting

Low Voltage Wiring

• Demarcation board installed in lower level utility room for organization of cable, phone line and alarm
• One telephone outlet
• Three CAT5 internet outlets
• Four cable television outlets
• Roughed-in central vacuum outlets prepared for set up in garage
• Rough in for future alarm system
• Chain garage door opener supplied and installed with one remote

Insulation

• All insulation to be installed will meet or exceed the current Ontario Building Code
• Insulated garage door

Drywall

• All drywall is 1/2” or 5/8” type X gypsum board
• Drywall taping will include three coats and final sanding
• Entire garage fully drywalled, taped, sanded & primed

Exterior Cladding

• Exterior is clad in max sized brick, stone sills and horizontal maintenance-free siding (as per front elevation)
• Maintenance free vinyl or aluminum soffits, aluminum fascias, eavestroughs and downspouts
• Decorative address monument, supplied and installed on front elevation of home
• All exterior colours have been pre-selected by the Builder and will remain consistent throughout the development

Paint

• Your choice of two wall colours of eggshell paint from Builder’s selection of Sherwin Williams paint
• Your choice of one colour of flat paint for ceiling from Builder’s selection of Sherwin Williams paint
• Paint for trim and doors in semi-gloss and will be the same as the ceiling colour
• Any additional wall or ceiling colours or other custom paint treatments will be an extra charge
• Builder may substitute brand of paint manufacturer to equivalent or better

Flooring (Our exclusive Signature Premium Flooring Package)

• Premium engineered hardwood floors to be installed in the Living Room, Dining Room, Master Bedroom and third floor hallway
• Premium broadloom installed in all other bedrooms
• Premium porcelain tiles will be installed in: foyer, all bathroom floors, ensuite shower floor & walls, Kitchen & Laundry Room
• Premium LVP flooring to be installed in main floor Family Room

Millwork (Our exclusive Signature Premium Millwork Package)

• Colonial style hollow core doors
• Exclusive luxury trim package to compliment home’s interior
