Windsor picks $33.5M luxury condo for Roseland parking lot

A $33.5-million high-end condo building will overlook Windsor’s heritage golf course.

On Friday, Mayor Drew Dilkens announced that council had selected Valente Development Corporation and Bear Construction and Engineering Inc. to build luxury condos and a new, smaller clubhouse on the city-owned Roseland Golf Club parking lot.

“What the talented team at Valente will be creating accomplishes every goal that we set for the Roseland site to honour its past and reinvigorate its future,” Dilkens said.

“When all is said and done, these units will be highly sought after.”

The company owned by local developer Peter Valente will erect a four-storey building with 48 condo units, ranging in size from 700 to 1,500 square feet. A mix of one, two-, and three-bedroom units will be available.

Valente said he expects to sell the units for between $400,000 and $1 million when construction wraps up in late 2028.

The residential project will have 83 parking spaces, 72 of them underground.

“For years, I looked at this area and thought, this is where a truly exceptional residential community belongs,” Valente said. “Not just any development, but something that reflects the prestige, the beauty, and the legacy of Roseland itself.

    “Today, that vision becomes reality.”

The city sold 1.3 acres of land to Valente for the condo building for around $1.5 million, Dilkens said. That’s roughly the footprint of the old golf and curling clubhouse, which is currently being demolished.

The new 5,600-square-foot golf clubhouse is expected to open in the summer of 2027. It will have a bar area, kitchen, washrooms, meeting room, storage space, bag drop, golf academy teaching space, 2,000-square-foot covered outdoor patio, “and much more,” Dilkens said.

The new clubhouse will cost around $3.7 million. Council previously approved the funding for the project.
